Estates Annual HOA dinner/meeting was held January 19, 2017 at the Asian Pearl
Bistro in Windsor at 5:30 p.m. President Cheri Van Ackern called the
meeting to order at 6:03 p.m. and welcomed everyone to the meeting and asked
attendees to introduce themselves and state what lot they own.

Everyone was welcoming and looking forward to Doug and Karen Roth having permanent residence in their new home which is near completion on Lot 5.
Prior to the meeting, Cheri explored into any new or proposed new laws that would affect the HOA and concluded we are meeting all those that are required of us.
Although the annual fall neighborhood social was cancelled last year because of such a small response, neighbors expressed the desire to try again next summer/fall. Jeanne McCreery suggested using Google Docs or a similar online invite to see what kind of reply we could acquire for different dates.
A brief discussion of Harmony Ridge development and traffic issues ensued. Cheri informed everyone that there will be a temporary light installed on Harmony Road between County Roads 13 and 15 just west of the tree farm on the south side of Harmony. This light will facilitate trucks and other equipment for surface mining operations in that area to create a retention pond.
Also, there is a neighborhood meeting Thursday, January 26 at 6:30 p.m. at the Windsor Severance Fire Station at 100 North 7th Street concerning a fracking site for extraction of oil and gas north of County Road 76 approximately ½ mile east of County Road 15. Cheri conveyed concern of such heavy equipment possibly coming down County Road 15 to access the fracking site. She encouraged people to attend to meeting to express concern for safety of those living on County Road 15 and hopefully have the trucks use Highway 257 for their access.
Doug Roth informed us that a stop light is scheduled for Harmony Road and County Road 15 by June 2017. He also said the developers of Harmony Ridge are required to install turn lanes for County Road 13 and Harmony Road.
Discussion of the neighborhood’s road conditions by several neighbors brought up the possibility of informing the city of our concerns. Ted Ranieri also stated that city snow plows do not plow cul-de-sacs. He asked that if there is a significant accumulation of snow that neighbors who had snow removal equipment if they would be courteous to help remove the snow in the cul-de-sacs in our neighborhood.
The board position of secretary-treasurer has expired and Cheri opened nominations to the floor to fill the position. Denise agreed to continue on as secretary-treasurer if no one else wanted the position. Jeanne McCreery nominated Denise for another term and Ted Ranieri seconded the motion. No other nominations were made. All those present at the meeting and by proxy were in favor of electing Denise Hazzard for another two year term on the board, as secretary/treasurer. Cheri thanked Denise for her outstanding previous work and for her willingness to continue in this role.
Beth Roth submitted a plan that Tim Troyer and she drew up for landscaping around the neighborhood sign. An amount of $2,000 was thought to be able to complete the landscaping project as long as neighbors pitched in and did the labor. Several suggestions on how to complete the endeavor ensued and Beth offered to contact different neighbors who might be able to offer special services to complete the project. Ted and Cheri expressed a desire of having more permanent lighting installed before the groundwork began. Beth said she would contact the power company and enquire about the cost of installing a power source. All the neighbors thanked Beth and Tim for their design and work in getting the project started. The Board will review the plans prepared in order to give its final approval or recommend any changes.
Homeowner’s dues will remain the same at $125.00 and are due to the secretary/treasurer by March 31, 2017. Please make the check to Alexander Estates HOA. The budget that was submitted to neighbors prior to the meeting along with the invite to the annual dinner/meeting was moved to be approved by Steve Leroux and seconded by Kelly Hazzard. All the neighbors attending and by proxy voted in favor of approval of the submitted budget.
The floor was opened up for general discussion and Steve Leroux thanked the board and HOA for the donation to the Windsor Lion’s Club to purchase new flags for our neighborhood. All those attending commented on how nice the new flags looked and how stunning the display is on the appropriate holidays and memorable days. A special thanks to Ted Ranieri and sons, Duke and Eli and also to Bill Yeagle and sons, Luke and Cooper for helping Steve with placement and removal of the flags. For neighbors wanting to have a flag displayed on their property, please make the check to the Windsor Lion’s Club for $25.00 and mail it to Steve Leroux, 36667 Pauline Place, Windsor CO 80550. Or if it is convenient to include the Lion’s Club check with your check for HOA annual dues, Denise will make sure the checks get to Steve.
Cheri and Ted communicated an interest in starting a private social network such as Next Door for sharing non-HOA information. This would allow neighbors to share pertinent information such as lost dogs, suspicious activity, place a want ad and even ask for personal help such as clearing a driveway. Cheri stated the network would not be a replacement for HOA emails, but an enhancement to share neighborly concerns and material. Ron Miller spoke to actually looking into this recently and that we may not have a large enough neighborhood to start our own and may need to include Roth Estates. Ron volunteered to look into it more.
Ted Ranieri voiced concern about traffic issues after last year’s July 4th fireworks celebration in neighboring Timnath. Automobiles were directed east from the fireworks display and a large amount of traffic came through Alexander Estates creating a concern for safety. Ted volunteered to contact town officials of Timnath and Windsor and also the organizers of the fireworks to solve the possible issue of this happening again.
Cheri asked if there were any more concerns or questions to be discussed and none were brought up. The meeting was adjourned at 7:10 p.m.
